Thinking About Selling Your Home Yourself?
Welcome > For Sellers > Thinking About Selling Your Home Yourself? ...

There's More to Selling Your Home than a "For Sale" Sign In Your Front Yard.

Even if a simple sign in your yard did produce a buyer knocking on your door, how will you handle the following questions:

"How does your home compare to others the area?"

"How did you determine the fair market value of this property?"

"What about financing? Can you help?"

"If I make an offer, who will draw up the paperwork?"

"Why aren't you using a real estate agent? Is there something wrong with the property?"

"Since you aren't using a real estate agent, we can take their fee right off the top, right?"

Selling your home is one of the most important financial transactions you will make in your life. Don't take risks. Selling your home is nothing like selling a car. Every home is different, and every homebuyer wants to offer you as little as possible. How do you determine the real market value?

Almost all homes are sold using a real estate agent. As a top real estate professional, it is my job to help you negotiate with all those buyers who want something for nothing. Not to mention preparing your home for sale, marketing it locally and even nationally and guiding you through the complex paperwork and pitfalls of escrow and closing. Make sure you are really ready to handle all of that before pounding that sign into your front yard. Errors can be extremely costly.

If you must sell your own home, at least let me give you a sense of its true market value. Tell me a bit about your home, and I'll do a quick Comparative Market Analysis and let you know what I feel it is worth. I'll also describe how I would market your property. This is free, with no strings attached.

Real Estate Tips
Titles >Liens Against the Title

Occasionally homeowners who are trying to sell their home are surprised to learn that their title is encumbered by a lien. There are several types of liens; the most common are mechanic's or contractor's liens.

The lien (or debt) must be paid off in order to be cleared. If the owner prefers to challenge the lien, he can release it by posting a bond, pending adjudication. In some types of liens, a title search may disclose claims against the property by an ex-spouse or long-ago heir of a former owner. A simple "quitclaim" deed may be used in these cases. By signing the deed, the person involved signs over whatever rights he or she might have, without laying any claim to the property.

Most real estate transactions involve at least some minor unresolved issues on the part of either the buyer or the seller. This is where an experienced real estate agent can provide solutions to resolve the issues and conclude the sale.

My entire real estate career is based on one word, INTEGRITY. After that, I use my in-depth knowledge of the area to introduce and show my clients all the properties available that meet their criteria. Once this property is found and due diligence has started, it is my job to guide and advise the client through the maze of challenges to a successful and knowledgeable acquisition of that very special property whether it is a home, condo, lot, or acreage. Each client is different and each acquisition is different and the joy of my job is meshing the two.
